Prepare closing documents.

Receive and review lender's closing instructions and documents.

Schedule closing, and communicating with all parties of date, time and place.

Conduct the closing with both buyers and sellers if the transaction is a cash, assumption or contract for deed transaction.

Disburse all funds, including funds in escrow, subsequent to closing.

Assure all applicable documents are recorded with the county recorder's office.

Prepare a settlement statement showing disposition of all funds.

Conduct the closing of the new mortgage transaction for the lender (if applicable).

Buyers Closing Checklist

Photo identification (Unexpired driver's license, passport or state picture ID)

Preferably, funds should be wired 3 days prior to closing with the wiring instructions provided by our closing agent. If this is not possible, please contact your closer for possible alternative arrangements. Occasionally, proceeds adjustments are necessary to be made at closing. We request that you please also bring your checkbook for this potential event.

Insurance binder and receipt from your homeowners insurance agent.

Previous addresses for the last ten years.

Any additional documents which your loan officer asks you to bring.

If you are a married person, your spouse must also attend the closing, or you must make alternate arrangements with your closing agent.

Sellers Closing Checklist

Invoices for any unpaid bills, such as work done on the property, utility bills, delinquent taxes, etc. This includes any invoices which will be paid at closing.

Any items you wish to give to the Buyers, such as keys, garage door openers, warranties, instruction books, association payment coupons, etc.
